It should be noted that if notices do not contain all the necessary information, or are not properly served, they will be invalid. Our certified Building surveyors pay
particular attention always following best practice where possible.
The most time-consuming task that the party wall surveyor performs is the arranging access, inspection and preparation of a schedule of condition of the Adjoining Owner’s
property.
Our Party Wall surveyors take care to ensure that this is done accurately, with the necessary care and attention, so that any subsequent damage can be properly
attributed.
If there are two surveyors appointed this task is performed by the building owner’s surveyor and checked and verified by the adjoining owner’s surveyor.
An important point to consider is that once a surveyor is appointed under section 10 of the Act, they have a duty to act in an entirely impartial manner. Any
appointment made under section 10 cannot be rescinded for whatever reason.
Building Owners sometimes find this part of the Act is hard to understand expecting that the Surveyor should act in their favour as they are providing for his fee.
However, by being impartial our Party Wall surveyors are simply protecting you against possible future legal action instigated by a disgruntled neighbour who feels the Award is unfair and
appeals to the County Court under section 10 (17) of the Act.
The Party Wall Award
This document sets out the Building Owners’ rights and responsibilities in relation to notifiable works and matters
of its execution and covers items such as working hours, access rights for the contractors/surveyors during the duration of the development works and in the event of damage.
Finally, to address fees, under all normal circumstances these are provided for by the Building Owner. Surveyors appointed by the Building owner will normally quote a fixed fee, as we always do,
whereas the adjoining owner’s surveyor will charge by the hour. The final figures are agreed by the two surveyors and drafted into the Award before publishing upon the Owners.
Our unbeatable fees for appointment as a Party Wall Surveyor appointment are:
£49.00 + VAT Per Notice.
£350.00 + VAT Per Schedule of Condition (alone, discounts for packages).
£395.00 + VAT Per Award. Without a Schedule of Condition.

One Adjoining Owner from £695.00 + VAT to include Notice, Schedule of condition and Award.
Two Adjoining Owners from £995.00 + VAT to include Notice, Schedule of condition and Award.
Three Adjoining Owners from £1195.00 + VAT to include Notice, Schedule of condition and Award.
Four Adjoining Owners from £1395.00 + VAT to include Notice, Schedule of condition and Award.
These prices are for any project large or small and include all Notices, Surveys and Awards. There are no extras. But exclude basements.
All undertaken by professionally qualified and insured Party Wall Surveyors.
Dissents to notices are costed at £200.00 + VAT Each.
Terms:
50% Deposit by bank transfer. Protection under section 75 of the consumer credit act applies to credit/debit cards.
50% on completion by bank transfer only.
